Competition exists in the real world without having to fight to hold your property on a daily basis. Competition exists in EQ even if there isn't total anarchy. You race to spawns all the time and even if content is claimed, you compete to progress using diplomacy, negotiation and collaboration. Maybe you can't get what you want, so you trade for it. Maybe you can't get a spawn, so you join their group.
Then of course you have rarer spawns on longer timers that are up for grabs.
Plenty of competition without anarchy.

There's fighting, it just isn't usually physical in the real world.
If that shopkeeper doesn't one up his competition, he loses customers and money. Then he can't pay rent. Then he loses his business.
It isn't total anarchy either. It comes down to FTE. If you don't tag it, you don't get it.
These are not difficult concepts, and you're a reasonably intelligent fellow. It does however sound like someone snagged Leaping Lizzie or something and you're still raw about it.
